Fixtures

Fixtures are something that are included in the sale because they are attached to the land or buildings and cannot be removed without damage to the property. Some fixtures are; stove, sinks, bath, and toilet seat. These things do not need to be detailed in the contract. However, it is a good idea to include in the contract those things that may be fixtures but that could create argument e.g TV antenna clothesline etc. These things are in fact noted on the front page of the contract as inclusions. You should check that all those things you expect to be included in the sale are noted on the contract, if not then discuss it with your CPC.
